Remodel of a penthouse unit, architectural space planning, and interior design.
The residence is designed to house a family with children and busy social life. The previous floor plan was not suitable for the new owners, all preexisting partitions were demolished to create a blank slate for the new design.
The new plan was laid out optimizing the obvious and presumed location of soil and ventilation stacks, no existing plumbing plans were available. After demolition, stacks uncovered in unexpected locations were incorporated into the design through creative solutions such as the bar liquor tower and the family room open shelving wall.
The HVAC system ductwork was planned to maximize the 8'10" floor to ceiling height in the main rooms. Most of the ductwork runs through the hallways, service spaces, and the perimeter of the larger rooms.
The oval dome of the foyer was inserted into an existing cut of the roof slab which housed a skylight long ago sealed by the previous owners. The curved wall of the foyer leads and opens into the living areas and its majestic bay views.
A large public area was designed to allow easy access and circulation from the foyer, through the living room, bar, dining room, wine cellar, and kitchen areas. The see-thru ventless fireplace defines the living room and dining room spaces while maintaining visual continuity. Two rectangular backlit stone 'columns' cover structural and mechanical elements while delineating the spaces into circulation and living/dining areas.
The master suite is located in the most private area of the penthouse. An opening in the concrete shear wall giving access to the master bath from the master closet was possible after an engineering survey. In the master bathroom, the stepped-up tub and the double wall behind the vanity were devised to carry supply water pipes and accommodate the drainage slope.
The color palette and natural materials selected add interior warmth and interest and create a visual continuum with the natural colors of the bay's panoramic views.
All living spaces were planned to enjoy views of the bay and the city.
